Jessica Brookes Watkin Street -Location and Accommodation Ideal – July 24

The location of this accommodation is ideal. It’s a 3 min walk to Victoria Centre and then 7-

10 min to city campus. Despite it being right in the city centre, there is virtually no noise

pollution at all. Living in the property was made so easy by the landlords, any issue from

minor to major was dealt with within 48 hours and nothing was ever too much of an ask.

Even a few treats given around Christmas and easter which was completely unexpected

from our landlords and improved the relationship between us tenants and the landlords.

The location of the house is perfect, 20 minute walk into town, 2 minute walk to Sainsbury’s

and half an hour walk to uni with a bus stop down the road which can take you to town and

from the university campus so was a very ideal location for my final year. The property itself

I had the best year living in Cromwell Street with Rowland Student Properties! Paul is hands

down the best landlord I have had during my time in Nottingham. The property was in an

ideal location, only a few minutes away from NTU meaning there were no excuses not to

attend lectures! The house itself was great, good sized rooms, all with televisions and we

absolutely loved using the garden (when english weather permitted). Paul & Billy were so

understanding of any issues we had and were very prompt in sorting them out for us, even if

they were small - which really sets them apart from other letting agents. Their gifts of wine at

Christmas, chocolate eggs at Easter and a massive bottle of vodka for refreshers, really got

us through our final year. I cannot thank Paul & Billy enough. Almost tempted to do a

Masters just to stay in the house for one more year!

This house is the perfect location between the city and both uni campus. The bus is easy to

catch outside on the main road too if you work in the centre. The house itself was very

spacious with cosier common areas like the downstairs kitchen and living room area.

Whenever there was something wrong the landlords were quick to respond and ensured the

problem was solved. With bills included this made it easy with rent and something you didn’t

have to worry about. Would definitely recommend.

Living here made my final year of uni 10x better. Paul and Billy were so helpful whenever we

needed anything and things were always fixed within a couple of days. Being so close to the

vic centre and tesco was so helpful and being such a short walk away from uni made things

Living at Burns Street has been an incredible experience for several reasons: Location: The

property is situated in a fantastic location. Close enough to the city centre to enjoy all the

amenities and nightlife, yet far enough to provide a peaceful environment when you need to

study or relax. There are numerous cafes, restaurants, and parks within walking distance,

making it easy to enjoy leisure time without venturing too far. Commute to University: Getting

to and from university has been exceptionally convenient. If, you go to Nottingham Trent

literally is 3-5 min walk. Living in the Property: The property itself is well-maintained and

comfortable. The rooms are spacious, bright, and well-ventilated, providing a pleasant living

environment. The neighbourhood has been great for focusing on studies while also feeling

secure and at home. Landlord: The landlord has been incredibly helpful and responsive

throughout my stay. From the initial viewing to any minor issues that arose, they have

always been quick to assist and ensure everything runs smoothly. Their friendly and

approachable nature has made the living experience even more positive, it’s clear they

The location of this house was perfect, only a short walk away from NTU and minutes away from Victoria Centre. My experience from living at 49 Cromwell Street has been better than I could of expected. The location is perfect, very close to Trent university, trams stops, town and food stores. 1 Albert grove is the perfect location for a student either studying at Trent University of the University of Nottingham, easy access to public transport as well as a variety of shops. The house itself had all the amenities needed including a cleaner and a driveway. Communication with the landlord is highly efficient, with any issue being resolved in 24 hours. Would recommenced Rowland Student Properties for any students needing accommodation in Nottingham.

Our house was perfect and would live there again if there was enough of us to fill it! It was a perfect distance to uni with a safe 3-5 minute walk, it is always busy down the road no matter what time. The house itself was a perfect size helping me feel so at home immediately. The furniture was a great choice with so much storage. My favourite part of the house weirdly enough were the big windows, bringing in tons of fresh air and the sun in the morning. The two big fridges were more than enough for the six of us with some additional space for extra wine! The Tv in the living room was another of our houses favourites, being able to all sit around and watch tv comfortably on such a large screen was lovely. Even my mum would come and visit, saying how lovely it was! Paul is a very understanding landlord and couldn’t have asked of anymore from him. We always felt comfortable to call about any problems with the reassurance it would be sorted right away. He was kind and comforting always taking the time to make sure is everything was all okay. As well as the bottles of wine we got for Christmas and the chocolate eggs for Easter he made our second year very comfortable. I’d recommend Paul to any student house seekers.

Lived in the house for my final year of university at NTU. Was an incredibly short walk from the Vic Center and Tesco’s. Walking to campus and back was also really short and made quick trips and emergency shopping a breeze. House itself had good Wi-Fi which would sometimes have issues but didn’t take long to resolve them ourselves. Whenever we had a problem with the house and neighbours it was sorted swiftly by the landlord who did a great job keeping in touch and was very responsive when we needed their help. Would definitely recommend to any future tenants/ students looking for somewhere to live. Was a really nice breath of fresh air to have a landlord who was easy to contact and very responsive.

The location of the house was perfect as it was not far from the city centre or the university. The house is within walking distance from most places in the city due to its amazing location. The surrounding area of the house is also very good as neighbours on the road are helpful if ever needed. The landlord is also amazing and helpful with anything that you need. Living at 1A/1B Burns street was a great first experience at student renting. The location is ideal for NTU, tram stops and the centre of town. Living at Burns Street under Rowland Properties was crucial to my final year success at University. The property was located just a few minutes’ walk away from the city campus, allowing for calmness of mind and convenience when attending lectures. The property contained all necessary appliances, of which were high quality. Most notably a spacious fridge and large sofa. The rooms were spacious and contained suitable storage for any student requirements. The Landlord Paul was utterly fantastic across the tenancy. Students are often treated poorly when renting, however, Paul was exceptionally professional and truly cared about creating a functioning and enjoyable experience for the tenancy. Any event that needed action was immediately sorted over a simple text or short phone call. I never felt guilty or scared of doing so. There were no unfair rules that you would have tip toe around, in fact the Landlord would sell how great the property would be for entertaining guests and even delivered the occasional gifts to aid this! If you are thinking of renting and admire the property then I would suggest you go ahead. You won’t find a better overall service or better Landlord!

I lived at 12 Watkin Street for my final year of University. The house is very nicely furnished and clean upon arrival as well as having a regular cleaner. The property is perfectly located with a 5-10 minute walk into the city centre and University equally. We had next to no problems with any appliances and white goods, all bedrooms are of good size and the lounge and kitchen is very nicely furnished with also a very good TV package and wifi. We always felt safe and secure staying in the house and leaving it. There is an alarm system, outdoor cctv and extended fences which all added to how safe we felt. Throughout our time at the property Paul looked after us amazingly. He was always available and able to answer all of our questions and queries we had before and during renting the property. Maintenance was always at hand to come out either the day of or day after anything needed fixing. Staying with Paul made our final year a lot less stressful than it could have been and put us at ease knowing we can trust him. I would definitely recommend staying in one of Paul’s properties!

Amazing Location. Amazing House. Amazing Landlord. By far the best uni accommodation I’ve stayed in during my 4 years at NTU.

The Location: Situated less than a 5 minute walk away from City campus, if you enjoy that extra 10 minutes lie-in before your 9am, this is the house you’ve been dreaming of. In addition, the house is parallel to the Arboretum and a 2 minute walk from Sainsbury’s- ideal in the summer months when you want to nip to the Arbs with your mates for a few bevvy’s.

The House: Large spacious rooms, new bathrooms and TV’s in every room… Hotel-esque. The Courtyard is shared amongst students which creates a nice vibe – ideal for BBQ’s.

The Landlord: Paul is the best landlord I’ve had. Whatever issue arose, Paul dealt with it swiftly- or sent the lovely maintenance team to deal with it. The most welcoming, fairest and generous landlord I’ll probably ever have – if you’ve had bad experiences like myself, rest assured you’re in safe hands.Don’t hesitate with this place. It really made my final year uni experience.

Burns street was by far my favourite property I have lived throughout my 4 years at Uni. Being so close to uni and town made it such a convenient location. Whenever there was a problem Paul was so easy to contact and very helpful, with the issues being sorted quickly and easily. Paul went above and beyond as a landlord, often surprising us with little gifts at Christmas and Easter and just being a good guy! Living at Watkin Street for 3rd year was by far the best of all my 3 years at university, even with having stayed at Byron 1st year! Paul is the kindest and most attentive landlord I have ever had, not to mention a top bloke. We had regular gifts throughout the year, including but not limited to, massive bottle of vodka, easter eggs and a Christmas present!

The house was amazingly clean on arrival and just as described. We had an issue with our microwave in the first week and on the same day we texted Paul he turned up with a brand new one!

The rooms all come with and TV and the facilities in the house are fantastic, all of the rooms are nice so no need to worry about getting ‘a bad one’.

Paul also owns a number of houses on the street and it is good to meet other houses and have parties etc…If I could redo my time at university the entire 3 years would be spent on Watkin Street, and a big thank you to Paul for being such a great landlord.

The location of the house in Addison Street is perfect. Its only a 2 minute walk away from university and a 10 minute walk to Market Square. The property itself was very spacious and the living area was perfect with it being open plan. To top it off the landlord was very kind and helpful, very quick to reply to texts and get things fixed that broke in the house. All in all, Paul is a great guy and an even better landlord with a property that ticks every box.

Could not recommend this property enough to other students, super easy location to get to local shops as well as university and tram stops. With a short 5/10 minute walk to uni in the mornings. Living in the property was also very enjoyable, the area and neighbours are not noisy at all so rarely disturbed by any noise. As well as the rooms being of very decent size and all furniture within them being functional and clean. The landlords himself was brilliant throughout the entire year straight from day one where I asked him to replace my desk chair and by the very next day I had a brand new one. Any problems with faulty equipment or the house in general were solved incredibly quickly with a lovely maintenance team coming round to help. All in all I think anyone would find living in the property a great experience as well as relaxing when it comes to having to deal with any issues

Living at 10 Watkin Street was very enjoyable. It’s located right in the centre so is close to everything including the uni. The house is also amazing, every room has a double bed and tv. Paul is one of the best landlords I’ve ever had, very generous understanding and all around great guy.

I had the worst Landlord in my second year at Uni… I think it was only fair that I got the best in my final year! The property itself was ideal for us as Uni students being within short walking distance to lectures/shops and accommodated us perfectly as the house was furnished to a great standard. Paul and his team went above and beyond for us as tenants and took care of any issues we had in prompt time, which I was pleasantly surprised at considering my previous experience. The properly was very nicely furnished and had all the facilities a modern house would have The landlord could not have been more helpful or fair and treated tenants like real people.

James Hanley July 2022- Perfect Landlord

Over the last year Paul Rowland and his team have been nothing short of perfect landlords and a pleasure to be a tenant for. Upon moving in Paul made sure we welcomed into the house with a large gift that went down an absolute treat with me and the rest of the tenants. Paul would regularly check in to make sure everything was up to scratch and regarding any immediate repairs the house needed, due to general wear and tear, the problem was solved within 24 hours. Paul is very accommodating when it comes to paying rent, some people chose to pay monthly and some termly and Paul had no issue with either choice of payment. Additionally, at the beginning of every term Paul would leave a magnum of vodka for the tenants to have, clearly understanding his clientele!!

Finally, Paul went to the extra effort of asking us for our gas and electricity readings before the price of these both went up dramatically in price, allowing for a fair and equal bill at the end of the year if exceeding the agreed allowance. Overall, renting with Paul has been stress free and extremely enjoyable and would highly recommend his service.

I stayed in Alice House for my second year at NTU and I absolutely LOVED it! Not only is the location ideal if you study at the Trent city campus, the house is situated between two tram stops and a Sainsburys local. The house is so cosy and had the additional benefit of having en-suite bathrooms for both rooms. There is plenty of storage in the kitchen, fridge freezer and in the bedrooms. Living there felt safe as there was a coded gate as well as a house alarm system that you could set when you left the house. Paul and his team are amazing and so friendly, if we ever had any issues or queries, big or small, they were happy to check them out and things were sorted promptly. We were also treated throughout the year to some festive surprises that made us feel looked after and appreciated! I can’t recommend Paul Rowland Properties enough!

Paul has been a fantastic landlord for our house 30 Addison Street. Before Paul, I had a terrible experience with a landlord 2020-21 and I was under the opinion that they were all the same. However, I was shocked by how kind and helpful Paul and his team were. Paul’s communication has been excellent and is always on hand to help our house quickly after we send a message.

Paul has taught me that a landlord can do more than use a student realtor to poorly communicate with tenants. Instead, the personal touch was great and made the tenancy more enjoyable. Being a 3rd year University student, the choice in housing was important in supporting myself in completing my degree. And this house was remarkable in doing so. Being opposite a bus stop, travel to and from University couldn’t be easier. Also, being situated a brief walk from Sainsbury’s or Tesco Express meant regular grocery shopping was not an issue. Furthermore, only being a short walk from the city centre itself, evenings or weekend activities were also equally as accessible and convenient. The property itself is modern, stylish and clean, which makes it feel a much higher quality than any student home I, or any of my friends, have visited. Specifically, the 2 kitchens and 4 bathrooms have supported the needs of myself and my housemates so much, and so living here couldn’t have been made easier.

Last but not least , our landlord, Paul Rowland, never failed to amaze us. From addressing any issues we had whilst living here within 24 hours, to going out of his way to send small gifts (such as Easter eggs and end of exam treats), he goes way beyond what any of us would expect of him. Being only a phone call away, and happy to listen to any queries we had at all, at any time (as well as a general friendly chat), I never once felt in the dark about any issues I may have had and I always felt confident that Paul would be able to help with any issues we had whilst living here. I could not recommend this property or landlord enough, it is really a must if you are both looking for good quality housing that supports the needs of a larger group, or if a responsive, friendly and diligent landlord is of a high priority to you. Living in this property has really been a privilege and I am sure those who live in it next will share an experience so similar to mine.

August 21- I Honestly Doubt You Will Get Anything Better Than Paul Rowland Properties!

Where do I start…You know how you hear before you move into a house, the nightmares of horrible landlords etc etc, Paul is the total opposite of the spectrum. He is the most down to earth, kind hearted, honest and caring landlord you can ever imagine and ask for. If there are any issues or concerns, he makes sure they are sorted ASAP and has a great team who are so polite, very helpful and do an immaculate job. Paul does so much for his tenants especially during covid he would knock on our door or send us a message to see if we are well, how we are coping and I think this is one of his most treasured traits which I really value in people and you don’t see a lot of!! So, I cannot fault Paul and I’m not being biased as I’ve rented one of his properties but I even knew he must be a great landlord from reading the previous testimonies and he has really shown this through my stay here at 63 Wellington Street. About the house, the location is amazing, there is an Aldi nearby and a connivence store just under 5 minutes’ walk. The Victoria centre is also just under a 3-minute walk and there are many shortcuts to get into town from, even into Hockley. To get to Nottingham Trent University it takes about 6 minutes which is amazing and convenient, also Victoria bus station is a five-minute walk away which takes you to different parts of Nottinghamshire and Derby. The train station isn’t far at all and Ubers cost under £6. The house itself is great, the rooms are spacious, clean there is a lot of storage space, and kitchen space. There is a nice small garden, great in the summer to chill and the lounge area is so cosy especially with the TV having Netflix! Overall, I will miss my time here at 63 Wellington Street I had an amazing, easy, stress-free experience here and if you ever have a chance, I would recommend renting one of his properties as I honestly doubt you will get anything better than Paul Rowland Properties!

August 21 10 Rothesay Avenue – Great Living Experience

When looking at houses in first year, it was very easy to see why Rowland Student Properties get picked very quickly! So much so, that my housemates and I remained in the same property for the rest of our time at university. The house is only a few minutes’ walk to Sainsbury local and not far from a big Sainsbury & and Lidl. The house is just a short walk to Jubilee Campus and the gym facilities there. There is also a bus stop at the end of the road which was very convenient if we wanted to get the bus onto campus or into town. Both campus and town were easily walking distance too, so it was nice to have the option. In terms of living in the property, there was plenty of space in the communal areas for all six of us to spend time together i.e for a Christmas meal or to have friends over. A big bonus of the property personally was being able to decorate our rooms as we wanted with posters, images, cork boards etc. The property was very well maintained and any issues we had were very swiftly dealt with. Both Paul and Sara were always really helpful and friendly and, gave notice whenever any work or updates to the house would be happening. We were never left in the lurch if we had any questions or needed to get in contact.

July 21 Rowland Properties are Amazing!

I could not recommend Rowland properties more!! What an amazing company as Paul, our landlord could not have done anything better for us as a house. Very friendly, anything we needed or enquired about would be done within 24 hours, max 48 hours. As a student in 3rd year, we needed as little stress as possible and Paul ensured this as previously we have had shocking landlords. Very accommodating from the best deals and presents for being tenants which was amazing! In a pandemic, Paul made sure everything was still prompt. Couldn’t thank Paul enough. Deffo recommend to any students in Notts! The house was only 5 minutes from Uni which was amazing as well.

Living in 10 Watkin Street was such a good experience, especially thanks to Paul who was a brilliant landlord! The location to uni and the city centre was great and the actual property was lovely. Paul was so helpful with any issues we had and got them sorted as soon as possible. He also was very generous with providing a cleaner every month as well as gifts. I would highly recommend!

July 21 Great  Landlord and House, The Perfect Student Home

Cromwell street was the ideal location, very very close to uni and the city centre and also the tram stops. Not only that but living in the Arboretum and especially on Cromwell Street means that your amongst other students. Both our neighbours either side were students and we got to know them well, the more people you know the more parties you get to go to of course a plus. The house itself was really nice to live in and felt homely which is rare for student houses, very comfortable beds, didn’t even need a mattress topper… shock! The living space is great too very spacious and comfortable. And the garden is also great: garden parties, sunbathing sessions etc etc. Finally, the landlord has to be the best thing about living at the property, Paul is so lovely and a great landlord. Any issues (which was not often because Paul ensures the house is maintained to a high standard) and he was on it straight away, all we had to was message him directly. This made my final year uni experience incredibly smooth and stress free. All in all the perfect student home.

Paul is a very understanding and caring landlord. Any issue with the house is always sorted within a day without any problems. He cares about his tenants safety and security. Would definitely say from what I’ve heard from friends with different landlords that Paul seems to be the best in Nottingham!

July 21 – The Best Accommodation and Landlord

This was by far the best accommodation we had when at uni! The location was perfect, literally 10 seconds from Aldi, Tesco and Vic Centre. 5 Minutes to NTU and City Centre! The house has everything you need and more! Big TV, WiFi, Virgin TV, big outside area and good size rooms! The walls get freshly painted every year which makes living in it less stressful with making accidental wall markings. There is a cleaner every 4 weeks (Kayleigh) who is very nice & helpful and always does a spectacular job. The landlord, Paul was the best thing about the house! One of the nicest people you will ever meet and will always go out of his way to make sure you have the best experience! As long as you are honest with him, he will make sure everything is spot on. I thoroughly enjoyed my time in the house even though it was during Covid but that didn’t stop us from enjoying our time in the house. The house is well looked after so full kudos to Paul and the team!

I cannot recommend my student house this year enough! The location was perfect being so central in town and a short walk to NTU. The house itself was very comfortable and was re-decorated before we moved in. Also, Paul has to be one of the best landlords! Albert Grove’s location is very convenient as it is close to the university whilst also being close to the pubs and clubs in town. The house has been so great that we’ve decided to stay for a second year. This is a reflection of not just the house’s great facilities but the helpfulness and understanding of our landlord Paul also. There have been no issues replacing any accidental breakages or wear and tear and his approach to us as tenants has always been kind.

July 21 – Highly Recommend

This house certainly ticked the boxes in terms of comfort, location and the needed essentials in and around the house. The student property has a “homely” feel of which was important to have the best living standards whilst being at Uni. The location of the house was very ideal to access NTU city campus and to trams and buses to go to Clifton campus. If there were any issues with anything in the house, the landlord was prompt to take care of the problem. He always responded quickly and ensured that the issue was resolved by the required maintenance. Additionally, the landlord sent cleaners regularly to maintain the cleanliness and living standards of the house. Overall, I would highly recommend living in this property. The service given was literally faultless; I would definitely stay here again if I could. The landlord was so caring and always looked after me and my other tenants. Through always checking on us through the COVID pandemic and even bringing round little gifts and chocolates!! I found that living in this property was a great experience and one that I feel other students should experience!

Living at 49 Wellington was great. Whilst covid dampened the uni experience, when I had lectures or seminars it was only a five minute or so walk for me to get there and back. It was a really nice house with plenty of room to relax with mates or in your own room. Paul was a great landlord. Regardless of how big or small an issue was (of which there were only a few problems such as when the oven element stopped working), he would get someone round to sort it – sometimes even within an hour or so of raising it! I’d highly recommend Paul as a landlord and wish him the best for the future.

July 21 – One of My Best Decisions

Living in Paul’s house on Albert Grove has been one of my best decisions since starting University. The location is very convenient – it is within walking distance of multiple supermarkets, and the bus stop to UoN’s campus is across the road. The house itself is excellent. Paul has filled the house with modern and stylish furniture. A particular highlight is that there are two kitchens – significantly reducing any long waits to cook. However, the best bit about living in one of Paul’s properties has been his outstanding service. If there have been any problems, or if any appliances break, Paul’s team will fix them as soon as possible. Paul is genuinely willing to go the extra mile to help his tenants – whether it be the gym memberships, the TV License or even the added WIFI boosters. Further, Paul even hires a cleaner monthly! Despite there often being a bad reputation of student landlords, this could not be further from the truth for Paul. My house is grateful for Paul’s team – Paul, Carl, Sheila, Kayleigh or any other specialists from Paul’s network.
